ACQ Loft Santa Teresa is a residential development of 55 loft-style units conceived to balance real estate efficiency with architectural quality. The project began with a developer-led layout focused on unit count, profitability, and feasibility. From that starting point, the scope expanded through a collaborative process that refined the architectural proposal and introduced a concept that added experiential and market value to the development.

Rather than redesigning the structure, the work focused on elevating the project’s positioning and spatial quality, ensuring it could stand out within the Santa Teresa residential market while remaining commercially viable.

Concept

The concept is rooted in creating a residential environment where modern design and nature coexist in balance. Spatial clarity, material honesty, and a seamless indoor–outdoor relationship define the overall approach, shaping spaces that feel intentional, calm, and deeply connected to their surroundings.

The goal was to transform an efficiency-driven layout into a cohesive living experience that supports
comfort, privacy, and a strong sense of place, enhancing both user experience and long-term market appeal.

Design decisions focused on reinforcing the concept through architectural refinements across facade, interiors, and shared amenities. Spatial proportions were adjusted to improve flow and hierarchy, while material choices responded to climate conditions and durability requirements.

Particular attention was given to aligning architectural intent with visual representation, ensuring that the project communicated clarity, quality, and coherence throughout its sales and commercialization phase.
